Explanation of Conveyances needed

I have a couple of descriptions of conveyances in a Title Register where I don’t fully understand what they mean. Wondered if anyone can explain. I have removed real names for protection of potential living people.

First:
“The land has the benefit of any legal easements granted by a Conveyance of the land in this title dated 27 October 1978 made between (1) Person 1 (2) Person 2 and Person 3 and (3) Person 4 and Person 5 but is subject to any rights that are reserved by the said deed and affect the registered land.”

I know that Persons 4 & 5 were the purchasers at the time. Person 1 was the vendor as far as I know. I don’t know where Persons 2 and 3 fit in. Person 2 is not related as far as I can find but was a surveyor. Person 3 was the son of Person 1.

Is it possible that Persons 1, 2 & 3 all had shares in the property. If so, why is Person 1 shown as the first party and Persons 2 & 3 shown as a second party?

Second:
“The land has the benefit of the following rights granted by but is subject to the following rights reserved by a Conveyance of the land in this title and other land dated 8 September 1931 made between (1) Person 1 (Vendor) (2) Person 2 (Sub-Vendor) and (3) Person 1 (Purchaser):-“

Why is Person 2 described as a ‘sub-vendor’? What does that mean? Person 1 is both the vendor and the purchaser so is this just a case of Person 1 buying out Person 2?
