Searching for an old address in Eston, Middlesbrough - Peacock Yard

Would anyone know where Peacock yard was in Eston please? I think it may have been fairly close to Crossbeck House, but can't seem to locate either.
This is my first post, and I am grateful for any help.

Where did you see the reference to Peacock Yard - just to give a starting point as to year?

Have you tried the nls site? - but not many houses named for this year

I can see a newspaper reference to a boy drowned at Middlesbrough who lived at Peacock Yard in 1884 (Patrick RYAN aged 14).
Saturday,  July 12, 1884
Publication: Daily Gazette For Middlesbrough

And another drowning in 1873 - John PERRY ( 8 ) son of David PERRY of Peacock Yard.
May 1, 1873
Publication: Redcar and Saltburn News

Looking at the 1871 census, Peacock Yard appears in this area described by the enumerator:

"Part of Township of Middlesbro. North St, Church Place, Dacre St, King St, Cross St, Mason St, Aiselby Place, with all the yards, passages, openings and other places not named on Boards as Streets."
RG10/4890/30

This area of Middlesbrough can be seen here on this 1893 map:

If it helps, the census goes 38 Dacre St, 9 dwellings in Peacock yard, then King St. So possibly the yard near the "E" of DACRE?

This is not in the Eston area.  :-\

Actually, should have looked a bit more at newspapers - lots of references to "Peacock yard, Dacre Street".

In the 1891 census extract by the Normanby Local History Group (https://www.normanbyhistorygroup.co.uk/census-1891-extract.php?listby=Street) there is a James Peacock (age 63) Joiner, born Reeth, Yorkshire at 5 West Street, which is not far from Cross Beck House on the 1894 map referenced above (https://maps.nls.uk/view/125623768#zoom=5.0&lat=6201&lon=13694&layers=BT).
As a guess Peacock Yard may have been the location of his business.
