Deciphering words on a will from 1782

Need help please in trying to decipher a few words on part of this will.
Here’s what I have so far….

“…bequeath upon trust to Joseph Hooper(?) of ? Street
and Thos. ? of ? for the uses and purposes
following that is to say that the said Joseph Hooper(?) and
Thos. ? shall from time to time ? the ? of
my estates wherever situated and out of the sums arising…”

This ancestor lived in Lambeth if that helps, Joseph’s name may be Hooper or Cooper.
