Perhaps not a Chitty then. I wonder if there are any records kept of people in service.
I definitely think Mary was a Denning as there are Dna matches of the Denning family and some are matched that are further back than fourth to fifth cousins.

Mary was a Denning.
Ann was a Denning who became Chitty, and her Chitty family must be connected to James, I would think.

I'm not seeing much for the name Denning in the Dorking area.
I think it's possible that Mary and Ann were sisters.
Or even perhaps that Ann was recorded as Mary in error on James' baptism
