Early Land Records In Victoria

I would like to ask for some advice please from anyone with experience of early land records in Victoria.
My mysterious g-g-grandfather's probate gives details of his landholdings in Brunswick.
They are in the form:
...part of a subdivision of parts of portions 103 and 104 marked as lots 47 and 48 on the plan of subdivision by Edward De Carle of parts of said portions 103 and 104 Parish of Jika Jika County of Bourke...
(This is a small block in Leslie Street.)
I would like to order copies of whatever original indentures or deeds might survive from these transactions - a packet such as Adam Ford is shown receiving on his TV show - but the LANDATA system won't accept information in this form.
I have downloaded from PRO Vic the available digitized parish plans. They don't show anything I can relate to the above description.
So if anyone can advise how I should proceed from here, your help would be most welcome.
On a related note, said g-g-g-f was shown to be a Swede on all his family registrations. I have read that an alien had to be naturalized to own land.
The Brunswick Rate Books show him to be owner of the above property from 1860, yet he doesn't have a naturalization record in A712 at the National Archive.
Can anyone shed light on this?

Re Naturalisation...
Is it possible that he was naturalised back before Victoria was hived off from New South Wales .... if so, then the Naturalisation papers should be archived in the NSW State Records.

I am very NSW centric, sorry but I am not familiar with searching Victoria Land records. The live link may be a good starting point, but perhaps you are already familiar with it.

Thank you for your replies, JM. He's not in the NSW naturalizations, unfortunately.
I have been through the PRO Vic guides. He falls between most of their categories, but I'll check again.

The land description

indicates an "Old Law" title and a "paper" subdivision - one prepared by a solicitor without an actual on-ground survey. Edward De Carle may have been the landowner or the solicitor. The two lot numbers and two portion numbers indicate that the land comprised two lots that straddled the boundary between the two portions. The portions would be the equivalent of Crown Allotments on later Parish Plans.
Most "Old Law" titles in Victoria have been converted to modern "Torrens" titles. The local Council should be able to identify the current description of the land concerned, which would then enable you to obtain a copy of the current title as a starting point.
