Help please with deciphering address.

I would be grateful for some help in deciphering what looks like an address in York on the back of this photo of my grandparents. My grandparents were Grace (nee Pottage) and Arthur Derham, it looks as though they had the picture taken for her mother (reference to Mrs Pottage) and the address was where her parents lived in York. Another photo of the couple taken at same time (same clothes, same location but from further away) says August 1921 on the back. This would be about 4 months after their marriage.   
Berks / Oxon: Eltham, Annetts, Wiltshire (surname not county), Hawkins, Pembroke, Partridge
Dorset / Hants: Derham, Stride, Purkiss, Sibley
Yorkshire: Pottage, Carr, Blackburn, Depledge
Sussex: Goodyer, Christopher, Trevatt
Lanark: Scott (soldier went to Jersey CI)
Jersey: Fowler, Huelin, Scott

I think it says 1a Queens but I'm not sure of the rest sorry
having had a quick search there is a Queens Lodge, Chapel Lane in Kendal ( went for Kendal because its written down the side) but I cant see it in the text

There is a Queensbury Road in Halifax, Yorkshire....oh, for the 1921 census  ;D

I read it as Kendal...being the place where taken and the address it was going to in York...1a Queen's Buildings or something.

I think 1a Queensburgh, it looks as though its been written in pencil and then overwritten at some time  :-\

Thank you all for your suggestions, Queensborough Terrace looks a possibility, but I haven't found one in York. The reference to Kendal on the photo has always stumped me. As far as I know, none of the family ever lived anywhere near Kendal. And it doesn't appear as a surname in my tree.
