how does one find the previous owners of a property please.  would i have to contact the local land registry

Depends on when the house was built, but Land registry is a likely possibility, and for a fee will give the registered title plan and associated abstract of title. This will show the extent of the property and list former owners or occupiers. You could also try Electoral Roll but this would just say who lived there and not the Owner).

For older properties, there is the 1910 Valuation Office Survey (assessment of rateable value of land and property in England, Wales and Scotland). The records are held at The National Archives, Kew. From this you could find out who owned the house and who lived there. how much it was worth, etc around 1912 when the survey was completed.

Things like Trade and Street Directories (or more recently telephone directories) can help you to find inhabitants.

For even older properties, there are Tithe Apportionment Survey by Parish, Estate records, Land Tax records, and of course Census records.

I received the deeds of my own small terraced house in South Wales and to my disappointment, because the house was owned by corporate landlords (and rented out) until 1966, most of the previous occupants were not listed. You may find the same thing applies to a small terraced house in Cadoxton. Land owners, workers housing charities etc. were all busy building housing for rent to the growing population.

As for looking for information around 1910/12, you always have the 1911 Census. Street names and house numbers were becoming fairly permanent during the C20th so, with luck, your street name and hous number will be the same as it is today.

Yes the house I lived in South Wales was bought by the Church, rented out, then eventually sold to an individual.
