I have a record for the christening of twins Jane Elizabeth and Harriett Grace Coates, Parents William Coates and Elizabeth Spencer. I know that Elizabeth is somehow linked to the Nugent family, this information is from Elizabeths will where she refers to Aunt Nugent. The house the twins were christened from is 22 Richmond Hill, Rathmines Dublin. This according to Griffiths in 1853 was owned by Mrs Nugent. Does anyone know how I can find out more information about Mrs Nugent, or who owned this house before then?

landregistry.ie can guide you towards property registration records
they are intact for all land since 1892 I believe and in part for previous years
Do you know Elizabeth Spencer's Mother's maiden name?
Presuming that Elizabeth's will is correct in naming Mrs. Nugent as her aunt the following can be ascertained:
She is her mother's married sister
She is her father's married sister
She is married to her mother's brother
If Nugent was the maiden name it will be an easier find! If you can confirm Mrs. Nugent's given name this of course will also help.
I had a quick look at records and Elizabeth is shown on the 1891 census in Wales with her daughter Harriett and shown as born in Portarlington, Co. Laois in 1815 approx.

Thoms directory online for 1852 show under Nobility, Gentry, Merchants and Traders a Captain Blood residing at 22 Richmond Hill, Rathmines
Perhaps someone with access to other directories could check other years - perhaps Mrs. Nugent lett the house to army officers (William was an Army Captain if I have the correct family)

Updated : the date I see from Griffith's is 1850 and the occupier is Mrs Dunne, which would tie in with the Thom's 1848 directory entry.

From the records of the Landed Estates Court, in July 1863 No.22 Richmond Hill was part of the estate of a Mary Anne Stringer and was held under lease for 100 years from 1830. A further entry in the Irish Times newspaper for 22nd November 1871 shows No.22 as being held under lease for 97 years from3/1827. I can only assume that the first mentioned lease was a form of a reversionary lease.
I regret that I have no further information as to the name of the leaseholder prior to 1863.
